Finding a appraiser in Central California

Hi everyone. My wife and I are looking to refinance our 15 year young mobile home on a rented lot. We have had several mortage lenders say yes and qualify but when it comes down to the appraisal we can't find some one who is willing to appraise the home. Our intent of refinancing is to move the home to a piece of property that has been offered to us for purchase at 25k.The seller is not interested in lending or finacing the land he (they) want cash. We have a excellent credit score sitting at 795. It seems so funny some one can go and buy a new vehicle priced far more than they are worth and be approved for an easy 35 or 40k and not appreciate at all but, when somewhen is thinking about upgradding the value of his home no one wants to work together or give leads on how to expidite the process. Well enough with rambling on anyone know of a good appraiser here in central california between fresno and bakersfield. Thanks for your help.

It is difficult to refinace a home that is on rented land.Why?Because there is no real value in it for the lendor.It is normally the land and or location that causes property values to go up.
As far as getting a car financed easily there are a lot easier and cheaper to repo if you don't pay as agreed.They are also a lot easier to resell if needed.
I cant help you with an appraiser,they normaly only deal with properties they can get comparsions on in your area on real property(non rented landed).

If your credit is excellent perhaps you can find another way to borrow the money and then move your home to the land.

Appraisers for this type of transaction should be little problem...Call any manufactured home dealer in the area and ask for referrals to appraisers in your area....they will know who is active in the business..

Your credit score will help with the lender...What you need is a mortgage on the home and property...with a construction loan to bridge the move and pay for the land in the mean time...This is a complicated deal...but can be done...Good Luck
