Southren Engery Repo? Good Buy or What?

My husband and I are in the market to purchase a moble home in a park. This is our first experience with this market and we're not really sure if this is a good choice.

The home is selling for $21,500, it's a 99 model Southren Engery Home with 4 bedrooms, 72x28 size. We were concerned because the Electricty runs $300.00 a month in this place, What could possible be the problem? We don't think it's owner neglect because the power company states that's it's alway run that high with differenct residents. Our concern is: Is there a problem in the insulation on this home or improper set up? We are concerned that the seams have come apart, and we were wondering what the cost is on this to repair.

And the bottom line is -- Do you feel it's worth buying. Everyone seems to say that the asking price for this particular model is way below actual market value - which stands right now at $46,000. Please advise, we want to make the best choice.

Southern Energy builds a nice home. It sounds like the price to market value represents a good savings. The fact that the electric bill is high, may not have anything to do with the insulation, and probably does not, providing the home is built to the proper thermal zone for your area. There are other conditions that effect the cost of heating/cooling, and not knowing where the home is located, prohibits a qualified guess.
