selling our mobile home

We are trying to sell our mobile home located in a very prestiages mobile home park. It is a 1988 Imperial w/new roof, new ac, all new appliances, new 50 gallon electric hot water heater and new wall to wall carpeting. We had an appraisal done and it appraised at $49,900. We are trying to sell it for $38,000.00. We have had several interested buyers but cant find any one willing to finance it one due the age (although it is excellent condition) and if they even consider it they will only loan the nada value. Do you have any suggestions? or help?

You don't say what state you are in...

You might consider listing your home on this website...otherwise, contact a realtor who can help you.

I believe new financing can be obtained if the home is over a 1983. I'm looking for this to change as housing becomes more scarce in So. California.

As the other post mentioned...you have not mentioned which state you are in...but I would guess FL..

Financing should be plenty available in your area...Check with your park manager about sources they use...Check the listings for lenders on this site...SouthTrust bank has some financing available in the very nice adult parks that could help...

Call a few dealers and brokers in your area..and ask who finances homes in park..there are many..
