I own property,but I am not able to put this home on it.Can I legally be prohibited from doing this?

YES....There are 2 sets of laws that regulate the use of land...

Zoning...there will be a long term plan comprehensive plan in your area...These are put in place by your local government under the states guidelines...These will define the land use of all of the land in the area (city, county)...

The local government then has a zoning law that defines the broad aspect of the plan...This law will decide what you can do with your land and how...Here is where even if you have residential land...you may be restricted to what kind of home you can have...Check with your local building inspector to find out about the acceptable uses of land in your area..

Then in addition to zoning...states allow developers to place deed restrictions on the deeds of lots in the subdivision that go beyond those in the zoning laws...Often deed restrictions are much tougher than the zoning law...

Both of these are very complicated and local in nature..zoning could be different on the lot next door or across the street..This is why everyone should have an attorney for advice when buying land anywhere in the country..

The seller of the property can also place restrictions on the use. This happens
frequently. If Seller "A" has 5 acres next to his mansion , and buyer "B" wants
to purchase the property, "A" can place a restricitive covenant on the use of
the land and even specify a minimum square footage home be placed there on.

These type of covenants protect the value of the seller's property.

As rmurray stated, an attorney is the best bet to protect yourself . He should let
you know any restrictions on the property at or before (hopefully) closing.
