Permanent foundation question.

Can you please tell me what FHA considers a permanent foundation. Thank you for your time.

The FHA requires an engineer designed...FHA inspected (sometimes the engineer)..permanent foundation...The tricky problem to answer this question is that engineers read the required minimum foundation differently...

All will require the wheels, axles and hitch be removed from the site...Most will require proper poured concrete footers with reinforcing rods in them for the piers and a perimeter footer for the underpinning..These footers will be sized by the soil condition and be below the frost line...Most will require that the peirs of blocks will be mortared or surewalled...Most will require a "permanent" masonary or wood underpinning...most will require that the anchors be in the concrete footers...

Most important to remember...the engineer must consider the local soil conditions, local freeze level, seismic conditions of the area (some areas must be set expecting an earthquake)..This means..that a foundation that might be acceptable here in Augusta, GA would not be the same as one in Washington state near a fault line...Your dealer should be able to explain what is necessary in your area...

By the way...there are many other FHA location requirements...The lot must not be in a flood plain..It must not be near an airport, it must not be near a major highway, it must have proper access from a all weather governement or community maintained road...The list goes on and on..
