Subfloor Water damage

Ok, I'm in the middle of replacing a lot or sub floor due to water damage from many sources. Once I complete the replacement should I apply some Thompson water seal or poly urethane or even val-spar or shellac to help minimize damage in the future if leaks reoccur?

Most problem floors in manufactured homes were decked with particle board. Use a better floor decking ... like plywood or OSB. These are not water proof but resistant to normal inside water exposure.

I realize that and I am up grading materials, I'm just wondering if any else has tried a waterproofing method in case of future leaks?

I have replaced the floor decking in (literally) hundreds of manufactured homes. Once the particle board is replaced with quality decking we have never had any serious floor deterioration problems.
Waterproofing methods you suggest will only protect the top of the decking. Rather than trying to waterproof the decking after it is installed we have started to use exterior grade OBS.
Exterior Grade OSB is an engineered wood product, designed to be water resistant. It will withstand rain. I have seen it hold together well after being submerged in a flood.
Your cost will be lower and the job a lot easier.

That's good because that's what I am using.
