I have a 2004 Redman that has the black fabric underbelly. I've had to cut through the fabric in several spots for various reasons and have always sealed up the cuts with duct tape. Some of the duct tape is holding fine, no peeling at all, but in other areas it is peeling away from the belly fabric and exposing the slice in the fabric and the insulation underneath. I want to fix this so it doesn't happen again. If I try to remove the duct tape I'm sure it will tear the fabric, can I cut away just the loose duct tape and then seal with flexmend over the duct tape that is still sticking to the belly fabric? Or what would you suggest? Does flexmend really work? And does it really work if applied this time of year, with temps in Michigan where I live in the 30's and 40's?

We started using duct tape on the solid board-like bottom boards used in manufactured homes back in the 70s. Flex-Mend wont do very well on that older type board BUT Flex-Mend is the best choice for the rolled plastic tarp-like material used on the bottom of most manufactured homes built since the 80's.

Flex-Mend Tape has a specially-formulated high-tech adhesive and easily removed paper release liner. So it goes on like a band-aid. Flex-Mend is waterproof and unaffected by cold and can works even if applied in below-freezing temperatures.

I have used acres of flexmend in Michigan. It is absolutely the best choice. It works better than anything else.
