Help repairing a roof leak (1967 mobile/metal/flat roof)

Post by ucblogger » Mon Oct 26, 2009 9:26 pm

Have a 1967 singlewide with a living room pop-out/addition (and I belive that it is a factory pop-out - but do not know). The main problem is since it is a pop-out the roof is about 4-6 inches under the main roof and it is flat. So when it rains/snows, the water comes down from the main roof and pools/ponds sits in flat roof, and leaks into house. Here is what I have tried so far to fix roof - but to no avail - any suggestions?? :
1) Applied Henry's 107 Asphalt Emulsion (tar roof coating) to ENTIRE roof (1 coat)
2) Applied Henry's 587 Elastomeric Coating to ENTIRE roof - 1 coat on main and 2 coats on living room addition.

AND THE ROOF STILL LEAKS. I have gone up several times and last time when I applied the 2nd coat of the elastomeric, I noticed (on the living room addition) that even through there was roof coating the water still pools in a lot of places (because that section of the roof is too flat). According to the elastomeric instructions it says it is good for ponding water - that is why after the last rain last week I applied the second coat on Saturday( 3 days ago). I will see if this help - but after all I have have tired I somehow doubt it!
I did notice that since I added the first coat of the elestomeric it seems to have reduced the places and the rate of the leak - but I could be imaging it!

When I went on the roof last Saturday, to put on the 2nd coat, I dryed off the 2-3 pools of water that were up there (with a towel), so that I could apply the second coat. Today I demoed the roof inside - the ceiling and the thin foam insulation - which was wet and mildew smelling. Place in the roof (where I have been having the roof leak) were still wet with actual water drops - this after drying the water pools on Saturday ( 3 days) - it was still wet on the inside. I will purchase new foam insulation (the mold resistant kind) and overlay it with the green mold resistant drywall sheets for the ceiling repair. But I cannot figure out how to stop the leak, or find where it is coming in - I mean I know at least part of it has to do with the ponding water that stagnates on top when it rains - but I cannot explain why it is still wet inside when the roof top/ponding water has been dried.

At this point - I don't know if I should just give up and seal it up with the new installation & drywall (mold resistant - as stated above) so that at least if it is sealed up it will leak inside the drywall instead of dripping down the holes it created in the ceiling or continue to try to find and stop the leak. So that is why I demoed the inside - in hope of being able to see maybe where it is entering and partly because I was so frustrated that I just tore it all down!

If you have pooling you may never get the leaks to stop. You can not just seal the leak into the area below the roof because you will start to get serious mold and create a health hazard for yourself and anyone in your home.

Consider a new pan roof over... for a small area it should not be too expensive .

You can find the parts you need at the Mobile Home Parts Store On the top menu look under Exterior Improvements and then Patio Covers. These pans can be attached directly over the existing roof without the support posts shown for the patio cover...and it will end your problem for all time

One thing that sometimes helps is to use fiberglass joint tape for finishing sheetrock on every seam that might be leaking. Then coat over the joint tape.

Don't know what a pan roof over is exactly - I followed your link and typed in those key words - and nothing came up. I am interested in getting more infomation about this possible solution - what am I looking for in the Mobile Home Pars Store exactly? Thanks for your response.
