Is it against code to use sheet metal for under skirting for a mobile home? I got a good idea from a friend to use sheet metal similar to what is used for pole barns as skirting and to bury it 3 inches into the ground to prevent any rodents from getting in.

After I finished putting all of this in the park owner called and told me I couldn't use the sheet metal for skirting. This was prior to signing a lease because of the fact that it took me a month just to get ahold of the park owner. And when I did sign the lease, he didn't say anything to me then and we were working on it long before that and he had stopped by and seen what we were doing. Also no rules and guidelines were given to me prior to lease signing so I didn't have anything to go by. Can I legaly fight this if it goes to court?

You dont say where you are so it would be difficult for anyone to tell you about the local building code. . Skirting is not regulated by the federal code but by each building permit authority according to climate and local regulation. Call your local building department.

As far as park rules... you are stuck following the legitimate restrictions published by the park management unless they violate local or state law. Many states have various requirements to regulate the restrictions made by management. Here in Florida communities that have over 25 home sites must publish a prospectus that sets rents and restrictions and standards.

One of the things that i'm trying to fight is the fact that the landlord did not give me a copy of the rules and regulations of the park and according to IL law, its a must prior to signing a lease and i've aleady signed the lease.
