Roof Sweating

Hi, I have a 25 year old mobile home that has been "under construction" so to speak ever since I got it. I try to keep up with it - whatever it needs, it gets. Lately, I've had a problem with it I cannot identify. It seems the roof is sweating - I have water spots on the ceiling halfway back and only on one side. One place was actually very wet - so I opened it up some so it could drain (bad drip, huh?). I recently put two coats of (white) cool seal on top & have checked all of the vents. It has 5 vents total on top. The last few months we have had a few frosts. My questions are does the ceiling have to be air tight? (no openings?) Should I add a couple fo whirlybirds? Why would this just show up after all of these years? Can the vents from the washer, etc. cause this? Sometimes it seems that it is starting to dry up. I do have a place up in the front where there used to be a wood heater. The ceiling has a finished off panel in place of the heater pipe. It is not air tight though. Any advice would sure be appreciated!
