Trim outs on new homes

Post by Tracy » Wed Aug 31, 2005 10:53 pm

As a contractor doing home repairs on new homes, I was given the chance to do a complete trim out on a new home just set from the factory. This included closing up the marriage wall, repairing all the cracks from shipping, tape and texture walls and ceilings as needed from cracks, installing marriage wall doors, adjusting interior doors, installing base trim to meet door casings, checking plumbing for leaks and electrical for good connections. The home was 60' double wide and I felt when we completed the home and figured out the hours involved, we worked for 1/2 of our hourly wage we charge for normal repairs.
Are there any contractors, or dealers that can give me some insite as to what the average going rate on trim-outs are today. I realize they probably change a lot from state to state, factory to factory and dealer to dealer but just some general insite would help me a lot.
Thanks for your time,
Please feel free to send me a email instead of posting prices here in the forum if that works better.

Most movers include trim-outs with set-up of the home. Set-ups for doublewides can range from $3,000-$5,000. Of course movers who do this day in and day out get pretty dang fast at it. Not sure what the charge would be for just the trim-out.

I got some better numbers for you. One of the local mobile home companies started a division that does nothing but buy used homes. Problem is that their service guys are so busy, they don't have time to bring them in. So they've been talking to me about helping.

Basically they get $5,000 to set-up a doublewide. This includes putting the two halves together, removing the axles and trimming it all out. This does not include skirting, electric & gas hook-ups.

What they want me to do is tear them down and get them ready to haul. Hauling them to the lot is the easy part, but finding time to tear them down is their hard part. So for about $3500, I'll untrim a doublewide, remove the skirting, unhook the a/c, cut the carpet, split it apart, put on the axles and hitches, put plastic over the halves and basically have it all ready to haul in. With a couple competent helpers, this normally takes about 1 long day.

So if you are trimming out a doublewide after it's all put back together, I'd think that's worth $3,000 or so.
