We are looking a pretty nice repo home that has tape textured walls/ceilings. it looks great but has some awful cracks - some at the seams and some above windows, etc... The dealer has said that these would be repaired ( we are currently making of list of our 'demands' and this is def. one of them) but are they required to replace the sheetrock in areas that aren't seams instead of just tape and recover it??
The salesman first said they would but it when they gave us thier refurb list it just said retape/texure..we have already redone the list to give back to them to make sure we are clear...The sheetrock is the only major issue preventing our final decicion.

There is usually no need to change full sheets if your talking about minor cracking from movement or settlement. The sheet rock is strictly for looks and is not a structural component of your home.
We cut and patch dry wall on a daily basis to make repairs in the walls of the homes I maintain. A good mud man can often make it look like new. The hardest part of the job, in an older home is getting an exact match on the paint.
This has gotten easy in the past few years as most home repair stores like Lowes or Home Depot can mix an exact match from any sample of the wall you bring them to scan. Dont hesitate to cut out a small sample of the wall and have the right paint on hand the day they make the wall repairs.

When you buy a used home..they have NO obligation to do anything you do not get in writing..Be sure you get everything in writing..Because a salesperson says they will means little..to nothing...

In many case the repo is still owned by the finanace company, and it is the fianace comapny that decides what repairs get done and what does not. DO GET EVERYTHING IN WRITING, The finance companie I have seen will only repair the home according to state codes( this usually does not inculde sheetrock cracks).

Once the home is in place and leveled there is generally no problem with taping and re-texturing cracks in drywall. The only time that removing drywall is indicated is if it somehow got wet. Then it's imperative to remove and replace. Be sure that you have written understanding of what is to be done. I would not insist on replacement of drywall just for cracking.
