Roof leaks AFTER being sealed

I recently purchased a 1972 Schult 12x65 mobile home that I was renting. Due to it's age, we are in the process of renovating it. As a precaution, we sealed the roof, which was NOT leaking at the time we sealed it. Needless to say, it's leaking now. However, it usually does NOT leak when it rains, sometimes after it rains. Other times it will start leaking when its clear out!?! It has also developed some sagging and cracking in the ceiling throughout the home although the leaks are concentrated in three areas. Why is it leaking now?
Any suggestions on what to seal it with this spring when the weater clears as to prevent this from happening again.

Hi, I have a few questions to help further understand your problem.
By leaking, do you mean water running down thru the ceiling, or are you just seeing ceiling stains?
Is it leaking in the middle of the room, or along the edge?
Was the roof previously coated, and you just coated it again -- or were you the first to coat it?
What did you coat the roof with?
Did you first seal the seams with anything before coating?

To answer your questions:
Water is dripping in three places, two of which only leaked once and I am also experiencing water stains and cracking on the ceiling. It is mainly leaking around the edges, one spot about six inches in from the front door (this happens 1-2 times per week) and another in the bathroom about six inches from the wall and in the bedroom in the middle of the room. The bed/bath rooms only leaked one time. I'm pretty sure some is from actual roof leakage but I was wondering if condensation would cause this although I don't know why it would have not done it previous to sealing the roof.
The roof was previously coated in tar (I believe) it was black stuff. We coated it with Kool Seal (hope that's spelled correct) and no, I did not first coat the seems. I learned that that should have been done afterward... sigh.
How should I do this properly to alieviate and prevent these and future leaks? Also, how often, I was told two years?

Did anyone get back to you on this situation? I'd like to know how your situation can be corrected.
