Hi,
I have a 1990 Manufactured home. I bought it in June. It's been raining for most of 3 weeks here (California). I noticed the carpet is wet under a bedroom window that has an air conditioner in it. I removed the air conditioner. I noticed that the bottom part of the window is wet and a little warped and the top part of the window is wet also.
The roof is 2 years old and I don't see any roof leak. Any idea why the top part of the window would be wet and warped?

Window AC's are a leak waiting to happen if not installed correctly. The other possibility is that the water entered thru a cracked or missing weather seal around the window frame. If it still leaks after having the ac out, then suspect the window frame seal. Tom

I forgot to mention (probably pretty important). Above that window where the wall meets the ceiling, there is a crack about 1 1/2' long. I know the house is somewhat unlevel, I'm not sure by how much.
Do you think this crack could be causing the water leak even though I see no water from the crack to the window?

Keep any eye out on the window now that the AC is out, see if it still leaks. I would doubt the crack is the problem since you would surley notice the water if it was. I would not wait too long to get the home level. If its way out of wack, it causes alot of stress on the walls and such. No good will come of leaving it in that condition. Tom

ANY crack above a window or other opening is suspect! A PINHOLE can let in a lot of water. Check above the outside of the window frame to see if there are any gaps, or missing caulking. Check to see if the window frame it's self is cracked. LEVEL THE HOME! Windows operate at thier peak only when square, plumb, and level. Also - check the roofline above this window. Is this a metal roof? If so - check for leaks (seams, dimples, etc.). If there is water on the inside of the window and there are no cracks, breaks, or gaps in the window, then the water has to be coming AROUND the window.
