roof leak

Hello,
We just bought this used 14 x 60 foot (1988) house trailer & after approx 7 or 8 light & mostly hard rains i noticed a wetness on the wall on the front door side of trailer, about 25 feet towards the rear. The wall is wet in 2 areas. Visional wise i think there has been inside the trailer wall repairs in that immediate area.
We are senior disabled people with weak financial income & can not afford to replace the roof.
the roof (silver color) does not appear to have been resealed at any time.
So from a financial veiw point what would be the best way to recoat or reseal the trailer ? What type of resealer would we use, if any or other procedures ?

Hi, probably a coating of KoolSeal elastomeric coating would be the best product to use. You should also have all your roof seams and vent pipes coated prior to sealing the roof, with a product like Neoprene or silicone caulk can be used.
A note. Most counties have programs for seniors and disabled folks for homes repairs. In my county its called the Community Action Council. They can sometimes offer free services or even low or no interest loans. So its worth checking out. If you go to

Hello Tom,
I would like to thank you for your promt reply & help.
We just bought this trailer 3 months ago & was not really told of all trailer defects.
I was told by a neighbor that their is a roof depression in that area,& i got a ladder & looked at this area, & there is a little dip with a little pond in that same roof area.
Any suggestions on this type of repair ?

Two possibilities. These metal roofs sometimes do have small depressions in them, thats somewhat normal. The other is that you may have broken or rotten roof supports, not so good. You need to get someone up there that has some MH roofing experience and take a look at it. Generally they can tell by feeling the depression. If its just the normal depression the KoolSeal can be built up to level it off. Lets hope its the latter. Tom

My mobile home started leaking where the addition was put about 3 years after it was installed. I now have wet spots through the length of the trailer. I have aquired a bunch of metal siding. Is there a way I can put that on my roof . I'm pretty sure it must be more complicated than just screwing it up there,and adding sealant. Is it feasible?? What is the procedure?? I live in alberta so there is a lot of snow . Any suggestions on alternate ways I can fix this myself or am I at the mercy of contractors.
