i need to locate the hot water heater in a 1996 peachtree 3brm 2bth doublewide 24x56. please help

Not sure about this particular model, but look in your closets, may be behind the back wall, behind some wallboard. You will probably see screws around the edge to take off to remove the wallboard. Tom

Peek under the home..the water heater is directly above the area where the water line connects to the home..

I'm assuming it's an electric water heater, therefore completely enclosed somewhere. Look for an access pannel, (possibly near the furnace or in the laundry area). You can identify the access pannel usually by the evidence of screws holding the pannel in place.
