Roof coating for 5 yr.old MH

Hello to all.

I've read many postings on roof coatings here. But, I don't understand what the consensus is.

I have a 5 yr. old Schult MH with metal roof.

Should I apply a coat, such as Kool Coat or Kool Seal? or is it best to go with the poly-vinyl coat that is mentioned? What are the pro's and con's? Better yet...do I even need to do anything to my roof at this point?

I do have one broken vent and rust showing from 2 vents on my roof.

Rick,

I wouldn't go as far as the polyvinyl at this time. In fact, I probably wouldn't do anything if you aren't experiencing any leaks. Once you do start coating your roof, you'll have to do it every couple years. But if you are going to coat it, do it right the first time. By that I mean first apply a sealant like neoprene to all the seams and around all the vents. This is what leakproofs your roof. Then apply a coating over that to help reflect the sun back and deal with any rust.

Here in Florida we have a long rainy season and cant afford to wait for a leak. I have a few dozen metal roofs in the park that I maintain. Metal roofs are usually galvanized. after about 5 or 6 years the silver color starts to look flat (not quiet as silvery). That indicates that the galvanization is becoming weather worn. That is the point where we start to paint the roofs every third year.

Hey thereRick!

I saw your question and thought I would put my two cents worth in. My husband and I bought our Spirit home in 1999 so it is almost 7. We too were concerned about some kind of protective coating for preventive maintenance. And after spending a lot of time looking for something that would alleviate our concerns we found HY TECH Thermal Solutions!! And all I can say is wow!! Not only has It protected out roof but made it quieter during rain storms and cut our electric bill by about 30 percent. We scrubbed out roof with a long handled broom using TSP as our cleaner. Then we bought two 5 gallon buckets of white Black Jack roof sealer and added the HY TECH powder to it. We put two thin coats on it and still had 3 gallons left. We plan to put two more on in the fall. The powder will turn any normal house paint into a durable thermal paint. I was skeptical and the powder set in our shed for a year. But when fuel cost started to soar and my electric for a 16x80 was $265 we decided we had to do something. It has been 8 MOS since applying this stuff to our roof and I'm so happy I squeal. And if anyone will sit long enough and lend me their ear ... I can go on and on. We are planning to paint the entire house when the weather here gets back to under 100 degrees. This stuff is amazing! Feel free to write ... I'll tell you anything you want to know!
