Building a Foundation & Specs.

I have a 1984 Fleetwood in super condition. It's 14 X 70 and has an addition. The property in Montana. There are really no building codes for residential property there.

However, I have the property for sale at a reasonable price and really can't go any lower. If it had a foundation I could have sold it 20 times. My problem is that because there is no perimeter foundation, no potential buyers can get a loan to purchase the property. The banks and mortgage brokers say (wiithout tongue-in-cheek that they cannot loan on anything that has the potential of being driven away. Yah, right!

So, I want to construct a foundation. Where can I get plans and specs that will qualify me with the loan companies. This is gettin' down right ridiculous!

The term "permanent" foundation is not easily defined...most mortgage lenders require this...they depend on appraisers to determine if the home is permanent...

Most lenders(appraisers) will accept a home with all running gear removed, hitch removed and attached to the ground..usually with hurricane anchors....The home will have to be underskirted...but the type is usually not defined...It is really not to hard to meet these requirements..

You have a bigger problem...most lenders will only mortgage double section homes...there are a few who will do singles...but not many..

You will have to become proactive in finance to sell the home for top dollar...real estate folks seldom learn much about manufactured home finance and consumers know less...Check out the lenders on this site...call them...find out how they would finance your home and for approximately how much....refer your buyers to the best you can find here...

There is a book available that has instructions for placing a foundation on an already set up home. However, as the previous poster explained you must get the definition of what your county and or banks define as a permanent foundation. Thank you both for your replies. I see that I'm about 6 months late in my response; but first read my screen name and then understand that I didn't remember that I had to search by my real name. LOL!

As for single vs double section, I believe mine is a double section home. It has a center peak on the roof and while the front and the back may only be 14', the center of it is BIG!
