I have a leak in roof of my mobile home, This is the type roof that needs to be cool sealed. Also the ceiling tile on the inside has been damaged by the leak...This tile is approx 24 in wide and 14 ft long...thanks..Please Advise.

We had a leak after our home was moved 200 miles to another state. The leak had been there before we moved it but was fixed with the cool seal type of coating.That didn't last too long though. We found a new type of roof coating that is white & reflective. It is called elastomeric roof coating ,it is very easy to use. You just paint it on.and it is water clean-up.( A WHOLE LOT EASIER THAN TAR-Based products, and it goes on right over the old coatings.).Just remember to follow the directions, use at least 2 good coats,and make sure you get all the loose stuff off of your roof before you start painting.It is also a good idea to wash off your roof with a long-handled stiff push-type broom,first using a mild soap solution,then rinse and then use a little bit of vinegar for a second film removing wash, rinse and let dry thoroughly.You can probably find it at any hardware store or home supply warehouse..It is a little more expensive,and usually comes in a 5 gallon bucket. It also adds a small amount of insulation factor to your roof.I did the entire roof of our home by my self,as my husband was out on the road driving one of those big rigs.
As far as the ceiling tiles,I would have to know how bad the damage is before I could help with specific ideas. You might be able to just seal over the water stains and paint,or you may need to replace the entire panel if the damage is severe enough,or if it is moldy, as there is a certain type of black mold that is hazardous to people's health.

Marilyn, I am so proud of you for doing the roof by yourself. I paid some licensed contractor $1200. cash (he originally quoted $1400). to do my double-wide roof with elastomeric. He supposedly did two coats, but sprayed it on with overspray all over my vehicles. Never again. It still leaks where the home meets the awning. I've got a little problem climbing and coming down, otherwise I'd have tackled it myself. Anyway, Hat's off to you, Mary. My mobile is older and needs much repair. You've given me courage to do all I can myself. lol..
