Owner Finance Mobil Home

I am looking for owner to finance a Mobile Home on land or in a family Park, in Sacramento Calif or surrounding areas. I can put a small down payment of $4,000. My husband died and my credit is not the best, but i am working hard to clean it up, all i need is a little help!!! Thank you for any information you might have.
