Replacement home

I am looking for a manufactured home or a mobile home to replace an older 1975 double wide mobile home. I would like to replace it with a 3 bedbroom, 2.5 bath home. My budget is $35,000. to $40,000. I live in Isleton, CA in the Sacramento area. Would like to get started around September or October. Mobile home is on 3/4 acre in the Delta.
