I am in the process of purchasing a lot w/power, water, septic, phone, paved road 1/2 mile from highway 68 in Golden Valley. We should close within the next 30 days to 45 days.
My goal is to build a home on the lot within the next 2-3 years.
I am interested in a 2 x 1 (min) mobile that I can sell in two to three years -- in other words, something that wont depreciate like crazy. We (2 people) don't need a palace, but I would prefer a clean unit without tons of deferred maintenance.
I would also like to get financing to 95% of LTV of the mobile. My ficos go 617exp, 659equ, 670tru. Since I am new to the area I would prefer no, or ultra lite documentation. I can provide the last 5.4 years of proof of on time rental payments 1,200 per month for 5 years, and the last 5 months in Kingman at 450 per month. I have one recent 30 day late credit card payment that occured when I moved here!! I have no repos or bank ruptcies as well as no existing liens or judgments. I have 5 lines of traditional credit but have only used a one time max of 7,000 on my American Express Gold. Also, if a taking out the lot loan is necessary, I am sure it would appraise at 30k (83%) I think it could easily be worth more.
