Hi Chrissy,
I am planning to put up security gates in a month to control the traffic coming in and going out of my park. I have the ok from the city, but i am wondering if someone refuses to sign a lease agreement if you can prevent them from entering the park ( Anyone can leave the park at will as the outgoing lane is open ). Since the state of Tennessee does not even require a lease agreement ( just a handshake ) Bonita has not found any information pertaining to gated communities. I am just wanting some input on how managers in other states handle this issue.
By the way Chrissy, when I told you that I was responsible for all property taxes on the mobile homes in my park, it was indeed a state law.

Since the community is private property it goes without saying that you can get a trespass notice against someone. The real question is if it will be effective or not. In most cases, they are not. You may be able to prevent someone from coming onto your community, but a resident has "ownership" rights of their homesite in most cases, and may invite anyone they choose to visit. If you truly feel you may have problems, you may want to consider posting a courtesy patrol person at the gate and not opening it for those who do not live there without calling the resident they are visiting first, or set other guidelines for entry approval.

HELLO, I LIVE IN TEXAS IN A MOBLE. WE HAVE A SECURITY GATE WITH OPENERS TO GET IN. I HAVE ASKED THE OWNERS OF THE PARK FOR THE SECURITY CODE FOR MY CHILDREN TO GET IN, IN CASE OF AN EMERGENCY. THEY ARE ADULTS AND DO NOT LIVE WITH ME,BUT IF I NEED THEM, I WANT TO BE SURE THAT THEY CAN GET IN THE GATE. IS THERE A LAW OR SO METHING FOR THIS ?

I'm not sure if Texas has any laws, but normal procedure is that only residents have the openers and/or code. That's part of the purpose of the access gates - to help keep people out that are not residents. Have you talked with the manager about your particular situation? When they put in the gates, they must have planned for this type of incident.

For my park, I gave everyone 2 openers and their own private code. The codes are changed often to prevent any breach in security.
