If you are looking for a smaller loan, under 2 million, it is best to go to a local medium size bank. I own 7 parks and only put 5% of my money in one deal. The other parks were financed 100% between the bank and the seller. The local banks are more creative and you get to work directly with the person underwriting your loan, not the case with large banks. make an appoint ment with several banks and find out if they have an interest in financing parks, some will not. It also helps to know which banks are in a position to lend on deals they might normally turn away because they have too much in resurve and need to get it working. Also the new bank on the block that is looking for commercial deals is a great place to start.
