Title question

I want to purchase a Mfg. Home. The seller does not have a Title to give me.

Where can I get Title coverage to protect me?

Manufactured homes typically do not come with title insurance. Talk to the Bureau of Motor Vehicles in your city and see if they will produce a new title for you if you have a notarized bill of sale - or ask what documentation they want. Or, you may have to have the seller apply for a lost title.

The mobile home may not have a title. In Alabama, for instance, the state did not start titling mobile homes until 1990. Check with the motor vehicle department and check to see when they started issuing titles to mobile homes. Then check the year of the home you are purchasing.

I live in Michigan and had the same problem. I had to purchase a Surety Bond from a local insurance company, have a police officer come out and verify the serial number on the home and then file that paperwork along with the Surety Bond with the Secretary of States Office. If your lucky, the HUD sticker is still in the home, if not you can check other places for the serial number. If there is no serial number to be found, Im not sure what they do. In your case, I would have the seller apply for a lost title, that way if there is a lein on the home, or it isnt in the sellers name you arent losing anything. This can be very tricky and costly.

What state is the home situated in? Each state has different laws that pertain to mfd homes. In Oklahoma it is forbidden to sale a pre-owned home detached from land without a title. However it does occur and we have remedies to help the new owner to get into compliance.
