Chrissy, I need to encourage a job well done by my property manager, a simple way would be to offer a spiff for each new resident, but I am concerned that this may lead to lower entance standards, and result in a lower rate of retention. What programs have you used?

Well, the plan out outline is one of the most basic. Entrance Standards should be controlled by you. And, as a safeguard, you can make it a condition that you approve all applicants. I don't think it would affect the rate of retention, but if you think it will, you could also require that no evictions happen without your approval. Normally, a bonus program is target toward the areas where you want the manager to focus. So, if filling vacant homesites is your goal, this program would work. If your delinquencies are out of control, then a bonus should focus on that area. If appearance of the community is a concern, then getting the individual homesites up to snuff, and keeping the common areas looking good should be the motivating factor for the bonus.
