Rehab of a junker in Oklahoma

I'm in California but I acquired an acre of land in Cleveland County OK with a junker SW MH. I'm getting title insurance and want to flip quickly. I'd appreciate some expert feedback.
My question is this - How much of a junker does a MH have to be before it can no longer be rehabbed?
I've read posts where junkers were be brought back from the dead. I've only seen this MH from the street but got a report today from a contractor. He says it has holes in the roof, needs a whole new floor and has no windows.
Lonnie says avoid moving a MH especially on your first deal. I'm trying to avoid getting inspectors involved, as well as moving costs, etc...
The land was assessed at $11,000 in '97, and a few years ago they built a casino a couple miles away. It's also near a lake. The contractor says it's a really nice piece of land so I'd love to fix the junker if possible.
So what specific damages to a MH make it un-rehabbable???
