Hi Folks,
You have been in this longer then I have, so do I use a Land Contract for flipping my mobiles or some other means. Are there any good free Land Contracts on the Web ?? I want to carry the notes (ie Lonnie Deals). Any info would be greatly appreciated.

Yes, generally spesking, you can use a land contract-type of arrangement whereby ownership of the manufactured home stays in your name until all payments are complete. Another way to do it is by using a Lease to Own document that states that the parties are leasing until they have made so many payments, and at that time you will transfer the title to them. Obviously, this needs to show the total amount of the lease, monthly payments, and term. Most office supply stores or book stores have generic type documents. Or, another owner/operator may have a generic document they can share.
