Looking to get opinions on allowing a resident to stay after they have been filed on in court for non-payment of rent. All monies owed would be paid prior to actual court date. I also wanted to know is there any way to find out what is an average for Move ins/Move outs, Court filings, Vacancies ect. I own and have just recently stepped into a very active management role in a 776 lot mobile home community. I need to do some research to complete my procedures book I ordered. Please help all suggestions welcomed and appreciated

Many communities routinely allow a resident to "pay and stay" after an eviction filing. That determination is usually based on the strength of the market (how easy would it be to replace them if you force them to leave); the relationship with the resident (are they problem-causers in the community) and the reason for the late pay (is it consisstent and without remorse or was there a real reason). All the average numbers you request vary greatly by economics of the area and style of management.
