Chrissy,

Great website! I purchase older mobile homes and resell usually by carrying financing for customer. Did a few a couple years back. Starting again any advise on approaching and explaining to management and ownership. I have never been turned away yet by park but conveying what I am doing. It is not easy I get the feeling that they are hesitant and distrusting. I am very upfront and a straight shooter in business. An advise on how to explain or approach parks? again thanks for any help or advise.

Any manager is concerned not only with the quality of the resident moving into the community, but also their ability to pay rent - - and if the resident won't or doesn't, the manager will look to you. One of the stellar qualities you can bring to the table is an offer to guarantee the lease - enforcement of the guidelines and payment of the rent. By signing the lease, you are also requiring the manager to send a copy of all notices to you as well as the resident, so you have an immediate heads up on any situation that is not as it should be. Your reputation as a lender who stands behind the homes will give you a huge acceptance with other managers.
