I am looking to purchase small to medium size mobile home parks in the Maryland/Delaware/PA areas. Would like to find ones that could be expanded as needed. I have been a modular home builder for the last 15 years and would like to get into the MH park business. Are there any brokers who work with owners of parks ready to sell. Also any commercial lenders who provide funding for purchase of parks other than traditional banks.

Yes there are several commercial real estate brokers - Marcus & Millichap is one in that area, and so is Mary Francis de la Pava of The Jefferson Group. Or, you could go onto loopnet.com and look for communities that are for sale. The brokers will likely have recommendations of financing sources for you - there are some out there, depending on the size community you buy and the amount you finance.

Portfolios and larger established properties preferred - fixed rates at or below 6% and up to 80% Loan to value with 30 year amortizations.
