Purchase Small MHC

I am interested in purchasing a small MHC in a warm climate, preferably in the state of California where my family and I currently reside. Is there a site or publication where I might find locations which are for sale and also educational resources for learning the skills to successfully manage a community? I would seriously consider a management position with the possibility of a purchase, kind of like an OJT with a Lease/Option if such a situation exitsts. Thank you for your consideration. California has a state-based association (916-448-7002) that can help you with traiing and education. For OJT, I would urge you to consider working for a management company that does fee management.
