Residents vs. Guests

Hi,
We have an all age MHP in an area where most of the residents have lots of family living close by. We have a problem with some of the family members "visiting" for extended periods of time.

We are writing guidelines to address this, but we're having a difficult time deciding on the amount of time to allow for a guest to visit before we start charging them additional fees and how long is too long? We are on well water and septic tanks so it puts a strain on our facilities to have additional people practically living in the park. Needless to say, we don't charge for any utilities - included in base rent.

We're thinking that in order to get around any time limit - the guest would just leave for a couple of days then come back to start the "approved visit" all over again.

If any one can help with this, would really appreciate it.

Many community owners place a double limit on guest visitations. That is, they might say no more than fourteen consecutive days, and no more than thirty days total in any twelve-month period. Along with this, they also require all guests who will be staying overnight to register at the office, so they have more accurate records.
