Lot rent month to month/lease

Hi Chrissy,
We moved our new home into a park almost one year ago. We signed a month to month lease cause that is all that was offered. From what we were told by the dealer, the park used to be a senior only park but was changed to a family park about 2 1/2 years ago. Our rent when we moved in was $650 per month. Last month we got a notice that our rent was going up beginning in May to $729. I called the office and asked the manager how the management company can do this when there are still people in the park (who have been there for years) not even paying $400. Then she went on to say that people moving in now are being offered 15 yr leases at $795 per month. But that they could not offer those leases to people who were set up as month to month. Does it seem right that people in the same park are paying all different prices for rent and that they can offer leases to people just coming in but not to everyone? Thank you

The situation you describe is governed by state statutes. Not knowing where you live, and not being an attorney, I cannot even begin to comment or offer you advice on this issue. I suggest you contact the community owner or your own attorney for a better answer.

My view is that while it may be legal, it certainly doesn't seem very ethical or show good faith on the part of the park owner.

Karl, while it may not seem ethical or legal to you, remember there are states which have rent control ordinances in effect. In some areas that results in artificially low rents due to legislation. Others not under the same restrictions pay a higher rent.
