Question??

Chrissy,
Hi I am a newbie, been buying and selling Mobile Homes for a little while, and am ready to take the plunge into developing a park where I sell the lot and home. I am looking at picking up 14.77 acres and I know this question will depend upon what the city will approve but in general what would you consider the maxinum amount of homes I could get into this area and if there is some type of norm for determining what percentage should be aloted for roads in the park....I am very well aware of how general this question is, I am just hoping there is some "general standard" I haven't come across...Thanks alot and I look forward to your response.

Generally, the newer developments are 5 or 6 homes to the acre, depending on the topography of the land. However, in order for you to get a real handle on the number of homes you can put onto the land, I would suggest you also look at the cost recovery and profit potential of the development. How much will it cost you to develop the raw land? Most of the costs are not site specific, but rather an overall cost. How much did you pay for the land? Then, look at the additional per site specific development costs (driveway, pedestal, utility stub outs, etc.) and divide your total development costs plus the per site specific costs by the number of sites you think you want. How does that number compare with housing alternatives in your area? What is land going for where your customers would be considering if they don't buy from you? How large are the parcels? How many improvements are included? What type of financing is available? Will you be selling both land/home? Or, will you be working with a retailer? Talk to your finance sources and understand what they will want from the consumer in order to grant a loan. Analyzing this total raw data should enable you to come to a conclusion that will lead to a good, solid selling price which you can "sell" to a potential customer.

Hello, I am very unhappy with the mobile home i brought in july 2001. The Applicances were surposed to come with it.If you help me with this subject,please call me or e-mail me.
I love the home,but I was surpose to get all on the contract that came with my paperwork.

Whatever is on your contract should be with your home. Send the retailer a certified letter, with a copy to the Better Business Bureau. Contact your state manufactured housing association with help. Call the company where you send your payments each month and let them know you didn't get whatever you were supposed to have. Don't just do one of these things. Do them all. Good luck to you!
