older homes

My husband and I own an 80 unit mobilehome park, which we
started in 1969. At this time we have about six mobile homes which are
probably 20 years old and do not make a good appearance. We are currently
not accepting move-ins which are over 10 years old in order to attempt to
keep the appearance as we would like. With the size of our park, we
personally know most of the tenants and find it difficult to ask a tenant to
move or to evict one due to the age of the unit. What are your suggestions
on keeping a park up-to-date and managing to eliminate these older less
desirable homes from our business. Your suggestions would be greatly
appreciated.
