Bll of Sales

Hello,

We're going to be buying a used mobile home. Are sales different in all states? From what I understand all we will need for a cash sale is a simpe bill of sales. If that is all we need everything should go very smooth. Has anyone ever paid commision for a third party to draw up he bill of sales? If so was it really necessary?

Yes, sales are different in most states. Theoretically, a Bill of Sal should cover the sale of the home, but usually the transfer of ownership is done by a title transfer, which usually gets run through the Bureau of Motor Vehicles. However, not every state has titles for manufactured homes. And, if the used home is on private property, it may be classified as real property and the title may have been surrendered to the county in exchange for a deed. If you can tell me whether you are buying the used home from a retailer or a privat individual, and whether it is attached to private property, located in a community, or sitting on a retailer's sales center, I can probably help more.
