Mobile Home Deal?

I had spoken with a young lady this morning who is interested in selling her mobile home in Bensalem, PA. She stated that she desires to move in with her boyfriend and wants to sell. I had went by to check out the exterior as well as the overall appearance of the entire mobile home park - pleasant environment. She was interested in having me examine the interior, yet I have not as of yet because she is asking $10K. I am not sure if this is a good price, and did not want to waste her or my time if there is no deal to be had. In addition, she told me rents are $340/month, the property is in excellent move-in condition, and a washer and dryer are included. I tried to pull comps and do an owner history review on sitexdata.com, yet had not seen her mobile home number from all the choices I could pick from. I verified the number of the mobile home when I had driven by to see it. I have her first name, but wasn't able to retrieve her last - she didn't feel comfy with that. What other information do I need to obtain? And, is there any type of help I can offer her? I can definitely afford $340/month, but my plan is not to reside in it, but sell to another.

I would suggest a appraisal from a NADA certified apprasor...They would cost about $300...Good Luck...Check prices and condirtions of others for sale in the park..Go for it....
