I am toying with the idea of buying land and putting a modular on it. Is there some sort of check list with things I wouldn't think of to figure out cost ?
I would have to clear the land...
septic and water hook-up...
I have no idea what else would be involved.

Any good modular builder should be able to help you with the needed land improvements..

A few that come to mind...driveways..culverts..land escavation..foundations..electrical service..remember..clearing the land where the home goes requires removal of all organic material..

Then there are permits..often there is even things like clearing barrier fences that keep run off from your work out of the ditches....One of our counties even requires a specialized temporary driveway (with a separate permit no less) to be sure trucks coming and going off your land do not leave any dirt on the road (this "door mat for trucks" adds about $2000 to the cost in this county)....

The dealer/builder will know every thing needed in your area..
