I am involved with a community with 84 current homes. We are expanding and adding 96 new homes. We have not had new sales in 15 years and no one involved has experience. What is the best place to advertise and do you have any web sites contacts or other places for me to get direction? Thanks for your help.

Paul,

To get back into new sales I would contact the factory that you plan on useing, get them to help you. I would like to have my own floorplans built with my own name--you will need 2 and 3 bedrooms. Not all small , but most small and a few accending up. You may want to try NO OPTIONS fill the orders with most of the normal options the factory will know then you can set your prices and not negoiciate, but stay firm.

Only choices would be colors. Then you could pay salespeople a flat on each one. I have been through a community here in the Phx market that we did this, and sold out 432 lots in three and a half years. This is not my idea but I know it front and backwards.

I would be happy to share some of my 24 years in the industry. I have learned alot, and I am willing to share some of those many years.

The best place to advertise is where people are looking for new homes. The biggest pitfall is not where you advertise, but what finance programs you have available. Unless you are in an all-cash market, the availability of financing, or lack thereof could pose a huge issue for you. Most of the manufacturers have their own websites. Talk with the retailers in your area. Whose products do they carry? With which manufacturers do they have the best relationships? Not everyone performs as well on service-related issues, delivering on time, etc. Talk with the manufacturers, and ask for references, then talk to them. Signing an agreement is linking your name and your professional reputation to another business. Research thoroughly, and sign carefully. Good luck to you.

Thanks for your help I will call or send an email. I am going to speak with a couple other people involved with the park and get their questions in case they have something I should ask for your input on that I may not have considered.
