Wholesale homes

We are attempting to purchase a modular, rather than "manufactured HUD" home. Are any of these offered at wholesale? How does one purchase at wholesale price? Do you have to be bonafide dealer, or can private citizens participate in the auctions?

Modular homes are typically sold by retailers, who insure the proper installation of the home, arrange for financing, etc. Sometimes a finance company, who has repossessed a modular home, may sell it at near wholesale prices. And, if you as a consumer, have cash or can apply for a direct loan with the finance company you may then be able to purchase without using a retailer. However, this would not be a new home.

Okay. Thanks for the information. I was wondering if factories ever over-build and then auction the modulars off. I noticed that modulars don't use "model year" so I suppose there is no great rush to get rid of ones that aren't selling, which might not be the case with a manufactured home

Gosh, no factories that I know of build a home unless it is an ordered home. The retailers might reduce the price of some modulars that have been on their sales centers for some time, but that is probably not the wholesale price you are looking to receive.
