Private Lender Wanted - 1st Lien $600K 40% LTV

I own a very nice, 55 and Over, park in Berks County PA. Lot rents only. 30 lots. 100% occupied.
Looking for interest only for 2 years or 3-5 yr term with 20 yr amortization.
Relatively low rate of 6.5% or so, but this is a safe, high collateralized loan on a great property.

6.5% feels pretty low even at 40% LTV, especially for a private deal without institutional backing. Curious if you’ve had any serious interest at that rate or if lenders are pushing for something higher given the terms.broken screen
