I am a loan officer lookng for wholesale lenders that handle manufactured homes in Arizona. My customers are coming from a new home dealership. I have found several lenders who want to work with my high FICO full-doc borrowers.

But I have had trouble finding lenders for the low score borrowers with credit issues. Also, for my borrowers who are self-employed and cannot verify their income.

I need the short-term site construction as well as the permanent financing.

The manufactured housing industry had its sub-prime melt down a few years ago and the low end buyer has been closed out ever since. You will find it very difficult or imposable to place low score borrowers with credit issues. Your best bet is the secondary market, private mortgage money, cash flow companies or to arrange owner financing or lease/options.
