Selling double wide on developer owned land

A developer has purchased the land for this community - the MH park is guaranteed to function for another 5 years - is there any hope of selling the trailer (a double wide) either for use elsewhere or to someone willing to take the risk associated with this situation. It is my understamding that condos are not the goldmine they were perceived to be so conversion of the property could be delayed for a long time.

As far as sales to be moved is concerned, the answer depends on the area you live in. Would the home be allowed to be placed in the area? Does the age of the home restrict its placement in your area? Will the home be worth something more then the moving costs (moving costs can well be many thousands) You should check with your states laws about park sales for redevelopement...Some states require the developer to reimburse you for moving costs..A few even require him to purchase the homes.. There could well be purchasers who will buy the home in place and live in it...5 years is a long time and many will take the risk...This sale and the sale to be moved will restrict the sales price you can ask. Sorry once the park sold for this purpose, you lost any value you had because of location..

I understand that, I think the objective is to stop the bleeding and control losses. Any input from readers on Florida's management of developers displacing the old folks?

"Escalating property values, especially in Florida’s urban coastal counties, have prompted an increasing number of mobile home park owners to close their parks and redevelop or sell the land for other uses. While the statewide impact of this land use trend is uncertain, its effect has been most directly felt by residents of older mobile home parks. These parks typically serve seniors and low-income individuals who have relatively few affordable housing alternatives.

The Florida Mobile Home Relocation Corporation was established in 2002 to provide financial assistance to mobile home owners displaced as a result of the closure of mobile home parks pursuant to a change in land use. Since its inception, this program has helped more than 1,000 home owners adversely impacted by park closures. However, the recent increase in the number of applications for assistance, combined with concerns relative to the adequacy of current assistance payments and the availability of alternative affordable housing, suggest that changes to the program may be warranted."

Interim Project Report 2007-106

This program is for relocating the home to a new location within a 50-mile radius. Upon approval, a home owner is entitled to actual moving expenses of relocating the mobile home up to $3,000 for a single-section home and up to $6,000 for a multi-section home.

One of the changes to the program being considered is to raise the amount the home owner is entitled to for moving thier home. This is one of the best relocation programs in the country. Shop for another park or a private lot that you can own. Some park owner that want to bring homes into their parks will often give additional assistance to help bring good tenants into their community. This c an be a very upsetting experience but you are NOT alone and with the right leg work you may find a better situation for you and your home.
