MH in an estate, needs to be sold ASAP

Hello All,

I'm looking for some information. I am Executrix of my friend's estate who passed away a year ago. I will need to pay the inheritance tax for the estate in May and the MH is still unsold. It is a 1981 Hallmark double wide, NADA appraised for $21,803, located in Lil Wolf Mobile Home court. It was listed with the mobile home court for six months (April 2003-Oct 2003) and nothing happened. I have it listed with Mobile Loan Specialists (Oct 2003- Present). I was wondering if any companies in the state of Pennsylvania will just buy the home from me so that the estate can be closed? This is the major asset of the estate. If not what ideas or roads should I pursue to try to sell this home as quickly as possible? The home is in good shape and handicapped accessable. I was planning on leaving all of the major appliances, most of which are under three years old. Please help I really don't know where else I should go. Thanks for your help.

My first suggestion would be to move out of PA..If the state is sooooo greedy to tax this size estate..they deserve to continue loosing population...Oh well....

Call a few delalers in the area and ask them who will make a quick cash offer..These wholesale buyers will not pay near..NADA appraisal..No sense in paying taxes on book valus instead of actual cash value...Good Luck
