using site built for comps

Post by Jonathan » Fri Nov 12, 2004 9:30 am

I am having problems with getting an on frame modular home appraised in McDowell county in western NC. Up until now I have never had a problem with using site-built homes as comps. I had a home appraised 3 months ago in the same county that used site-built homes as comps. Now the same appraiser is refusing to do the same now. He is planning to appraise an on-frame modular with double-wide comps. Of course this creates issuses with loan to value ratios

Please help:

Are they legally allowed to do this in my state. Can anyone guide me in the right direction. Is there a website that I can go to with rules and regulations regarding

On frame mods are now being appraised by rule in most states as manufactured homes...Large lending institutions have been viewing these homes as nothing more than a manufactured home with different clothes..

You state has a large web site for appraisors..and I do not have time to search all regs...but..

You might want to call these folks for info that they teach..they seem to be on of the only schools approved for modular.manufactured home appraisal issues in your state..

Allen Tate School of Real Estate – A Dan Mohr School

The main web site for your state is..

http://www.ncappraisalboard.org/

Be sure to look at FAQ section..seems manufactured homes are a common problem..
