Why Are You Not Advertising?

My questions goes to both the Manufactured Home Manufacturers and Dealers. As a future customer of a manufactured home, I find that the homes can greatly solve the affordable housing shortage for low income people. There are many people who would love to be a homeowner but can't afford the outrageous prices out there, especially in NYC.

I recently saw some homes for the first time when I went to visit my uncle in Delaware and was very impress with them. The prices are more affordable and they look just like regular homes. So far I only saw the Skyline,Fleetwood and Muncy brands.

When I came back to Brooklyn NY and told many people about these homes, they had no idea what the heck I was talking about. I regret not getting alot of brochures from the dealers to give out.

The manufacturers and dealers of all brands need to get together to form some kind coop to form a national televised commercial campaign to promote these manufactured homes and their benefits over site built homes. This will also benefit both the manufacturers and dealers as they see the sales of the homes increase no matter what state their in. You need to erase the negative image of mobile homes with a new version of factory built homes.

Some of the negative images may also come from realtors who are not familiar with manufactured homes and would not promote them. The dealers and manufacturers should work on some kind of collaborations with realtors, in which the realtors can refer customers to the dealers when they are searching for a brand new home.

There should be more newspaper and magazine advertisements. And I'm talking about a FULL PAGE AD not a small classified ad, that can often be overlooked. There are many high profile magazines that have a high volume of readers for example Woman's Day, Ebony, Essence, Cosmopolitan, Star, People etc. It's time for all of you to do some serious massive advertising if you want to see an increase in profits. The manufacturer should be the one to do this or at least give the dealers some kind of fund for advertising.

I also question who are your Target Market because I find that many people who work and live in the urban or inner cities are not aware of such housing. Many of them are buying homes for $300,000 or more and later have their homes in forclosures. NYC is a great place for your advertisements. So far I see one dealer advertising and I'm sure he's getting a big chuck of the NYC pie here. LOL
It's time to promote the quiet country living to those that wants to get out of the noisy city.LOL

They're are many hard working people out there who would love to own a home but see it out of their reach. Why not surprise them and show them what you have to offer? Remember one happy customer can lead to many more. I hope my suggestions help and I hope to see many of you in the magazines that I mention and other high profile newspapers. The New York Daily News and the Times are also good newspapers to advertise in. It's time for the industry to move forward and stop dragging their feets. Don't forget the Nationwide Commercial.

I greatly would appreciate if anyone send me some brochures of your homes and information on manufactured housing so that I can pass them around to people. I know many high traffic places when I can put up flyers and give out brochures. They can come from any dealer or manufacturers because there are many people who are looking to move out of NY. To the NY dealers I especially would want your flyers or brochures because maybe you can convince them to stay once they see the affordability of your homes. Those that live in NYC, they may be willing to move Upstate NY instead of moving out all together. Of there are going to be those that still have the itch to get out.

Unfortunatly, It is close to impossible to get a loan on a mobile home anymore.
...here in Washington they have decided that because of mobile homes depreciating in value that they will not loan to low income people.. there is two loan companys that will loan on mobile homes here and you must have perfect credit and a high income.

We are currently looking for a home to buy, after we got aproved for our home loan.. the first thing we looked for was a mobile home since we want to be away from the city, we fell in love with a double that was a dream come true to our family of 4, it was over 17000sq ft. 2 baths 3 beds,walk-in-closents, formal dinning,room living,& family room best of all it had a great kichen with a pantry... that was more than enough for us since we have been renting a mobile home that is a little over 700sq ft.. any way we ended up finding out that we could not buy a mobile home, and that it is almost inpossible for anyone to get one.
since we are low income we are stuck looking for a house, and in our area you can only find old houses that are 2 bedroom for our price range that are in the old part of the city.. anyway the idea of mobile for lower income people is great but the system is set up so, us low income people can only rent mobile homes now..

oh, today a loan officer told my husband that they get hundreds of low income people wanting mobile homes, but they are told that there is no loan companies for them, and that is actually hurting the economy.. judy

Sorry to hear you were not able to find a loan company to finance you but have you checked out the lenders that advertize on this website? We have several lenders in Texas and get people financed through 21st Mortgage on an equity position with questionable credit.

Also, I am sorry that no one took the time to respond to your posting on advertizing of factory built homes in your area. I think most dealers think on a local level and it may be that your local cities and areas may have some restrictions to allowing factory built homes. We have limited areas here that allow manufactured housing. Modular homes are becoming more popular aand lenders as well as local officials are looking on them in a more favorable light. It goes site built, modular then manufacturing as far as rates go when they will lend and where they can be placed. I am starting to target the realtors here but find they resist us because we can sell without a realtor's license and they think we take away from their sells. I have to figure a way to include them in the compensation some how but with a tight market it is not always so easy. After all it is all about money with most. I love to see the look on peoples faces when they are able to break the rent cycle and start owning their own home. A new company that has just started in Texas - The Karsten Company - and our dealership are co-op advertizing soon to kick off their homes here. We have TV spots planned and some radio I think. So looking forward to that and hopefully as you said getting the word out to people who may not know about this affordable alternative to housing. After all, "This is not your granddad's trailer anymore!!!"

my name is cathy im 47 year old mother of two and disabled, i have a two bedroom mobile home , really need a three since i ahve twins , one a girl one a boy, i ahve searched a long time to find someone who will sell a low income person like me a mobile home , i even own my own land, its only a lot but its paid for, if you find anyone who thinks people like us are worth owning and paying for a home let me know , 703 n terry st rockport texas 78382
