Mobile Home selling Question

What is the best way to sell a mobile home? Are there companies who buy used mobile homes and if so will they pay the payoff price? Someone please help me.

Just remember that a manufactured home is a home...not anything else..

You should make sure the home is in its best condition..You need to advertise your product in as many places as is affordable..If there are good manufactured home brokers in your area..you should concider listing with them...Like any home..to get top price it can take months...It is not uncommon for dealer that do this everyday to have home for as much as a year before they find the right buyer..

Wholesale buyers that will buy your home are out there...They will pay what they feel a good wholesale price is for the home (remember they buy the home to resell it at a profit)...They will be unconcerned how much you owe...If you owe less than what they are willing to pay..they will payoff your lender and give you the difference...

In November of 2000 I helped my nephew purchase a mobile home. I was to be a co-signer on his loan. When I got to the mobile home place, they told me that my nephew & his wife (both in early twenties with two children) would come out better with a lower rate of interest if the home were purchased in my name since I had better credit (I'm a high school teacher in my early 50's & my husband & I own a funeral home) BUT that if they made their payments on time, within 12-18 months, the loan could be transferred into their name. That time came around, and sure they could get a transfer of equity, but I would still be on the loan. Any way I was still responsible. Now, four years later and having paid nearly $2000 in mobile home payment (that my nephew could not make & to keep my credit okay), they have decided that they can no longer pay for the home. I checked with a lender and they would refinance the home in their name if they had the deed to the property it is on. The land (3 acres) belongs to my niece's father but he won't sign over the deed to his only child ( He does not want to risk losing his property -- but it's okay for me to have my credit on the line for his daughter and my nephew!!!) The home is located in Amory,MS, 30 miles from where I live in Vernon, AL). Please help me. This whole mess has caused a strain on my relationship with my sister and her family. What can I do??

Unfortunately, you can't do much with your hands tied as such. If you want to sell the home, it would obviously have to be moved, either to private property or to a land lease community. Since the home is on your sister's property and they won't split off the 3 acres, could you interest her & her husband in buying the home from you? Is renting out the home an option? You might hint to your sister that you will be forced to rent it out if she & her hubby won't buy it from you (I'm assuming your nephew & family aren't still living there).

Too bad your nephew & his wife are unable to take responsibility for it. That definately puts a strain on family relations. The only silver-lining here is that you opted to put the loan in your name, hence ended up with a better interest rate. If you were on the loan as co-signer, you would be paying a higher payment now. Unfortunately your credit can end up in the toilet just as easily from being a co-signer as being the primary on the loan.

I am trying to sell my manufactured home in a rural county, but it has to be moved from the family property. I'm just not sure where to start. Does anyone have any suggestions. My husband is being transferred with his job and we just can't keep it and buy another home where we're moving. Desperate, help. We have a mortgage and only want what is owed on the home...

My wife and I want to sell our manufactured house in order to build a new place. We have a baby on the way and not enough space.

My husband and I have had our mobile home for seven years. For the last 2 years, we have been trying to sell it. The home is very nice; it has 4-5 bedrooms, din,living, 3 bathrooms and a wash room. It sits on 1acre of land. Now that I am a bit wiser, I decided we should sell due to the fact the home depreciate alot faster than a house itself. After 2 years, we finally have a buyer that has sign a purchase agreement for a little less what the payoff actually is. My husband now have decided to keep because of the space which he loves. I also stated that, we will have the same property size with our future home.
I am desperately seeking for advise, should we sell or keep?
