Congrats on getting your park up and running. I use the newspaper for running ads for our lots and also lots of signs!.Penny saver papers work very well and dont cost as much as the local main newspaper!
I run lot rent incentives of 2 years at $95.00 a month and this sells homes very quickly.

Oh yes..I also give anywhere from $500 to $1000 referral fee for folks sending there friends to me who buy!

You might also try a consultant by the name of Henry who has articles in the Journal every couple of months on sales. He has a stellar track record of turning communities into highly productive operations and in setting up programs that get terrific fill rates.

Try talking to some of your Mobile Home dealerships. Tell them you can offer: Offer 6 mos. free w/ A credit- 3 mos. free w. B credit- 1 mo. free w. C credit.
