I know how you feel I have a 14x70 in a park that I've had for sale for nearly
two years now. It was a starter home for us and now my family has way
out grown it.Just a feww months ago I thought i had it sold. The woman was
going to pay cash and we even came down on the price$2,500 so that she could
pay it and since I some-what knew her I did not ask for anything in writting or
any money for a deposit and on the day we were to exchange title for money
I got a message on my machine saying that she no longer could buy my home.
Come to find out while she went to the office to get approved to live in the
community the community sales person who also is the park mananger
sold her one of their homes. So here I am with a home that is paid for but to small
and even though I'm selling it well below value, I still can't get rid of it.

I am a Michigan retailer the lesson you learn here is not to d somwone ekses homework. always accompany your buyer to the community office to avoid greedy community managers from stealing your deal good luck

Since you own the home outright, why not take back owner financing on it. If you need the cash, go through a note broker later, who will sell your mortgage note (at a slight discount of course) but get you most of the cash and the new investor assumes all the risks of potential default of the new owners. I must say that I have bad credit and I am not a bad risk. I need a house to live in and I make my rental payments every single time. Once in a while maybe 1 to 2 weeks late but I have always made them. I guess I am just ranting and raving I guess out of fustration in finding a loan

Is this property being marketed???? I find it hard to believe that you cant find a qualified buyer!
